Welcome to Matlacha Tiny Village. These Terms and Conditions ("Terms") govern your use of our website and the booking of any short-term rental property offered by us (referred to as "we", "our", or "us"). By booking a property or using our services, you agree to comply with and be bound by these Terms.

1. Booking and Payment

A reservation is only confirmed once payment has been received and you have received a confirmation email.

Payment terms (full/partial upfront) will be specified during booking.

We accept payments through credit card.

2. Cancellation and Refund Policy

Standard Cancellation Policy: Full refund for cancellations made more than 14 days before check-in. 50% refund up to 7 days before check-in. No refund for cancellations within 7 days of check-in. Non-refundable fees (e.g., cleaning fee) are not returned unless required by law.

Refunds are processed within 7 days of cancellation.

3. Check-In / Check-Out

Check-in Time: 3:00PM EST

Check-out Time: 11:00AM EST

Early check-in or late check-out may be possible upon request and subject to availability and additional fees.

4. Guest Responsibilities

By booking and staying at the property, you agree to:

  • Treat the property with care and respect
  • Not exceed the maximum occupancy limit specified in the listing
  • Not host parties or events without prior written permission
  • Refrain from illegal activities on the premises
  • Dispose of trash properly and follow house rules provided in the welcome guide

5. Damage, Loss, and Security Deposit

You are responsible for any damage to the property or its contents during your stay.

A security deposit of [insert amount] may be required and will be refunded within [X] days of check-out if no damage is reported.

We reserve the right to charge your payment method for repair or replacement costs beyond the deposit.

6. House Rules

All guests must comply with the House Rules outlined in the property listing or guest welcome guide. Failure to comply may result in immediate eviction without refund.

7. Liability

We are not liable for any injuries, accidents, loss, or damages to guests or their belongings during their stay.

Use of the property and any amenities (e.g., pool, hot tub) is at your own risk.

8. Force Majeure

We are not liable for cancellations or changes caused by events beyond our control, including but not limited to natural disasters, government actions, pandemics, or acts of God.

9. Termination

We reserve the right to terminate a booking without refund if the Terms or House Rules are violated.

10. Privacy
